Condominium inspections encompass all of the components contained within the unit. These inspections include mechanicals, appliances; plumbing, electrical, HVAC systems; interior features; balconies. Evaluations of the structural systems and common areas are limited. Infrared thermal imaging scans are performed throughout the unit to check for any leaks from units/roofs above.

Townhouse inspections are similar to condominium inspections in regards to limited evaluations of common areas (walkways, steps, parking lots). Some of the exterior/roofing components may be the responsibility of a homeowners association. All major systems and components are inspected within the dwelling along with a full thermal imaging scan.  

The rowhome, or "rowhouse" in Philadelphia, is one of the most common inspection services. There are many different types that we inspect and most are built between 1880 - 1965. Our comprehensive evaluation includes all exterior/roof components, structural systems, mechanicals/appliances, interior features, and all utility systems. Aerial drones may be utilized for dwellings that are over three stories.

Single family inspections are primarily performed in the Philadelphia suburbs. These come in all shapes and sizes from split-Levels to bi-Levels and ranchers to colonials. There is a big difference between a 100 year-old Craftsman foursquare, and a 20 year-old custom build that our experienced inspectors can describe. Additional structures like garage, sheds, pool-houses are included. 

Multi-family inspections take time to evaluate due to the size of the exterior envelope and the individual units. These buildings can date back to the 19th Century or be brand-new construction. All main components (common areas) are inspected along with the independent systems. One report is generated for the inspection that will include information/defects for all units.

We provide commercial inspections for properties that may be used in a variety of ways. Our evaluations are based on the ASHI Standards of Practice that we adhere to which limits us from inspecting specialty equipment and subsequent components (doctors offices, auto garages, restaurants, etc.). 

Pre-listing inspections help the seller(s) gain a better understanding of their properties' current condition. Having a HomePoint inspector highlight areas of major concern can alleviate any alarms from the buyers' inspection. Providing a detailed inspection report from a licensed home inspection company during showings or open houses will increase property value and buyer interest.

Purchase a new home without an initial inspection? Did the builder include a one-year warranty on their construction?
